Negotiating a short sale so that you are released also of your debt obligations takes a great deal of skill, training and experience in short sales, it is not just a matter of selling a home for less than is owed on it as many agents do, leaving the poor seller holding the bag as creditors come calling months later. Usually they focus on the “easy” negotiations and play the numbers along with the Realtor in assuming that “you win a few and you lose a few.” The average ratio of short sale purchases that get approved in general nationwide is only 1 out of every 21 submitted, in my opinion this is because most of the Realtors don’t know what they are doing and a “short sale mill” employee is not going care enough to go the extra mile for any of the sellers so many fall through the cracks.
My success rate is 99% (I lost one to foreclosure because the bank went out of business!) I first prequalify my short sale sellers, I carefully assist with the needed financial paperwork and hardship letter writing so it is accepted by the lender but most of all I get on the phone and TALK TO THE LENDERS! I maintain good contacts at most all of the major and smaller banks, mortgage companies, mortgage insurance companies and servicers and I am well liked and respected by them as a caring person. I have attended many courses and seminars in short sale negotiations and I am always learning more. No man or woman is an island so I work with a team who is experienced in short sales( some have even worked in the short sale department of a bank) and are excellent sources of advice and assistance.
