Wells Fargo Home Mortgage services many loans in the Santa Clarita Valley including WAMU.
Wells Fargo Home Mortgage both holds the note and services many of the loans from other lenders such as Washington Mutual, WAMU. Many of the homes in Santa Clarita that have negative equity and the homes are worth less than what is owed on the mortgage have loans with these lenders. They Participate in the HAFA short sale program and provide cash incentives.
Wells Fargo a strong participant in the Government Home Affordable Foreclosure Alternatives program, HAFA. If you qualify for a short sale under this program then you will receive $3,000 moving incentive and all of your mortgage debt on both your first and any second loan will be forgiven.
Wells Fargo does many traditional short sales where your first and second loan is forgiven .
If you don’t qualify for a HAFA short sale you may still qualify for a traditional or standard short sale. Your home mortgage debts on your first and second loan will be forgiven but you would not receive the extra money. This means that you should be able to purchase your next home in about 2 years after short selling your current home which is “upside down” on the mortgage payments.
A short sale helps to keep your credit intact as compared with a foreclosure or bankruptcy .
A short sale will not harm your credit the way a foreclosure or bankruptcy would and although it may lower your Fico score because of any missed payments, note that many though not all of the investors at Wells Fargo will allow a short sale without any missed payments so your credit would not be harmed at all.
You can use a short sale to delay and extend the time you can remain in your home.
A short sale with Wells can be used to extend the time that you are allowed to remain in your home until close of escrow if you are in danger of a foreclosure for missed payments and even if you were sent a notice of default, NOD. Often times in such cases Wells Fargo will require that you list the house with your own agent and provide them with a purchase offer.
You are allowed and should choose your own experienced short sale realtor rather than the lender’s.
You are allowed and it is in your best interest to choose your own experienced short sale real estate agent rather than use one that may be suggested by Wells Fargo. The agents that they use are typically their foreclosure agents and so your own agent can better meet your needs in stalling or preventing a foreclosure and getting the short sale approved.
Wells Fargo will require certain items in their short sale package; (you or your Realtor can request the package directly from Wells Fargo) ;
Letter of hardship, explain why you are having problems and need to short sale your home, keep it short and simple, approximately one or two paragraphs.
Third party authorization, a simple letter with your name, address and loan number stating that you authorize your Realtor, give name and contact for Realtor, to negotiate with Wells Fargo
2 years income taxes
2 months pay stubs, for both you and your spouse even if spouse is not on the loan.
Budget worksheet, this should show all of your income received and all of the expenses you pay out.
2 months of all bank account statements, include even blank pages and 401K accounts.
4506-T form, this is an IRS form that gives the lender permission to pull your tax transcripts. ONLY give permission for them to pull the last 2 years,(the bank can send you a copy of this or the IRS).
There are many different foreclosure alternatives available but don’t wait until you are in foreclosure.
Wells Fargo offers many different foreclosure alternatives such as loan modifications under the government HAMP program which a distressed homeowner can apply for prior to doing a short sale. It is best to apply for a loan modification prior to receiving a notice of default, NOD or the possibility of a decline and foreclosure is very high.
